Important Notice to all Prospective Tenants

         Please ensure you read before completing application

Before setting up a tenancy, we will take up references on you. We use Equifax Referencing Service, to do this.

 

It is essential that all the information requested on the application form is supplied and the form fully completed and legible - missing information will delay your application and may endanger your choice of property.

When completing the application form, you will need to have the following information / supporting documents with you:

 

1.  The full address of your current property, including the post code. If less than 3 years at your current address, a list of all addresses covering the last three years with post codes and dates of occupation (use separate sheet if needed)- if you have not lived in the UK for the full three years, you may need to pay 6 months in advance

2.  The full Company name, address, postcode and telephone number and/or fax number of your employer

3. A contact name / company name, address telephone and fax number of your current Landlord, Council or Letting agent (if applicable) 

4.  The full name, address and telephone number for the character reference (this must NOT be a relative or if joint application you can NOT use the same Referee).

 

5.  If you are on ANY type of benefit, you must provide us with copies of benefits books, letters confirming entitlement or bank statements showing benefits going into your account

6.  If you are not on benefit, we need 3 months current bank statements

7.  If you are on benefit, you will probably be eligible for Housing Benefit. You must make sure you look at the LHA rent levels on the reverse of this sheet to check your maximum benefit that you should receive.

8.  A Guarantor may be needed if you fail our credit check. If you cannot provide a guarantor you may be requested to pay an increase in the advance rent on the property

9.  If you do provide a Guarantor, they will be expected to provide all references as if they were the applicant, together with 3 full months bank statements and a copy of their passport or birth certificate.

10. There is an application fee of £100 which is payable as follows, £30 per adult when the application is handed in and the balance upon being accepted

11.  If you are successful with your application and move in to the property with us, ALL deposit monies and advanced rent need to be paid in CASH / BANKERS DRAFT or BENEFIT CHEQUES.

PLEASE note the references and application fee is only valid for 3 months. However within the 3 months these may be transferred to another property.

Local Housing Allowance (LHA) Rent Level BLACKPOOL AREA September 2011

Shared Rate - 1 room with shared living room and: (a) shared kitchen, toilet and bathroom or (b) exclusive use of kitchen/kitchen facilities, (c) exclusive use of bathroom and

    toilet with shared kitchen £ 58.50

                                                                                     

  1 bedroom rate £ 88.25

                                                                                     

    2 bedroom rate £ 114.92

                                                                                     

    3 bedroom rate £132.69

The LHA that is used to work out your benefit will depend on how many people are in your household.

Please remember if your LHA rate is more than your rent the maximum amount of benefit you can get is your rent plus £15

                                                                           

One bedroom allowed for:-

  • Every single adult or every adult couple

  • Any other adult aged 16 or over

  • Any two children of the same sex

  • Any two children who are younger than 10

  • Any other child (a 'child' is someone under 16)

 

Shared Rate:-

  • Single claimants under 25 years old will get the shared rate no matter what size property they choose to live in                                                        

  • Single claimants and couples over 25 years old with no dependent children will get the shared rate if they live in shared accommodation unless they have two or more rooms (bedrooms or living rooms) that no one else can use
